The Mark 302 is a mixed-use redevelopment of the former Sears property in Santa Monica. Seritage Growth Properties the owner and developer, renamed the building to recognize both the iconic building’s landmark status as well as the property’s prominent location in the heart of downtown Santa Monica. With visibility and convenient access from the 10 Freeway, the property is located two blocks from the Santa Monica Pier, and directly adjacent to the terminus of the LA Metro Expo Line that runs from Downtown Los Angeles. The adaptive reuse plan contemplates lower levels that will feature unique small-shop retail and diverse food and beverage offerings, while the two upper levels will be redeveloped for flagship creative office space.
Mark 302 is an adaptive reuse project combining multiple uses of office and commercial spaces to draw people into and through the rejuvenated Sears Building, a Santa Monica Designated Historic Landmark. The renovation project re-purposed the basement and ground floor stories as a mix of commercial, retail, and food service uses in the form of a Market Hall, while the second and third stories were renovated as office space. This project will be an important linkage for pedestrian flow at this critical intersection of civic uses, commercial businesses, metro travelers, and beach visitors.
LEED, or Leadership in Energy and Environmental Design, is the most widely used green building rating system in the world. Available for virtually all building, community and home project types, LEED provides a framework to create healthy, highly efficient and cost-saving green buildings. LEED certification is a globally recognized symbol of sustainability achievement.
Projects pursuing LEED certification earn points across several categories: Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, Indoor Environmental Quality, Innovation, and more. Based on the number of points achieved, a project then earns one of four LEED certification levels: Certified, Silver, Gold or Platinum.
